15–20% cost savings, delivery reduced by 1–2 months per project, and improved margin certainty across multiple builds.

Hampton Hill Apartments

Situation

Apartment owners faced a $4.6M rectification bill with only $1.6M insured a potential $165,000 shortfall per owner.

Our Role

Worked across council, VMIA, consultants and contractors to restructure the compliance and delivery approach.

Outcome

Each owner avoided the $165,000 shortfall. Building notice resolved and project moved forward with a clear compliance pathway.

Spring Street

Situation

Conflicting Melbourne Water and Heritage requirements threatened approval and reduced potential project yield by 25%.

Our Role

Led negotiations across Melbourne Water, Heritage and CitiPower to establish a workable approval pathway.

Outcome

Approval secured. Full 25% yield retained, allowing the project to proceed as originally intended.

Junko is an absolute treasure and pleasure to work with. From first planning session to completion of our home Junko was responsive, creative, attuned to our vision, and resourceful given our budget.
